Lease Analysis
I provide a competitive advantage to my clients with my ability to negotiate lease terms, decipher legal language that could affect your future obligations, analyze the comparisons of multiple opportunities, and ensure value added benefits for your acquisition.

 

Without this advantage, the Landlord will ensure the highest rental rates are in place which increases the Landlord’s effective bottom line. Essentially, you, the tenant can become vulnerable if attempts to pursue a negotiation against a landlord occur without representation.

WHY USE A TENANT REPRESENTATIVE?

A Tenant Representative will put you in the best position possible to maximize the benefits you receive while minimizing the costs of your lease investment. As your broker – with your interests in mind – I assist in simplifying the leasing process in the following ways:

  • Review and prioritize the space requirements to ensure accuracy and efficiency of space.

  • Provide an in-depth market search utilizing sophisticated, on- line, state of the art technology to ensure all appropriate and current properties are presented to you.

  • Coordinate property tours of potential properties.

  • Analyze proposals from the most viable options and compare to current market standings and competitors.

  • Negotiate the terms of proposals.

  • Provide advice and assistance in the coordination of the design and construction of the space, if necessary.

  • Provide ongoing assistance and advice as needed for contracts.

  • Negotiate the renewal of your lease (if you don’t wish to relocate) to ensure that all terms are competitive within the market.

  • Last, but certainly not least, THIS SERVICE IS OF NO COST TO YOU! My clients are not billed for my services. In most cases, the Landlord pays a fee as part of the lease transaction. Without someone on your side, that fee goes ENTIRELY to the Landlords’ representative. If I’m involved, that fee is split with my firm.
